The Story

Office Revolution partnered with Sterling Bay and MRP Realty to transform 1899 Penn’s historic landmark into a modern, hospitality-inspired office destination. Navigating international shipping delays and  construction timelines, we proactively phased the project to keep it on track.

Originally constructed in 1913–14 as the Commerce Building, 1899 Pennsylvania Avenue NW (also known as 1899 Penn) carries over a century of history, with over 90 years between its original creation and a major 2001–02 renovation. Now in the latest chapter of the building’s vast history, MRP Realty and Sterling Bay joined forces to execute a penthouse expansion, adding more than 2,200 square feet of new space. Office Revolution was proud to support their latest transformation, furnishing the newly remodeled building to impress visitors and potential clients while advancing its long-term leasing strategy.

The goal for 1899 Penn was to “redefine DC’s office landscape”. Located on Pennsylvania Avenue, the main thoroughfare of the nation’s capital, the building offers private, customizable office floors for rent, along with access to shared conferencing spaces and both indoor and outdoor amenities. The guiding vision for the project was a hospitality-driven experience, “emphasizing connection, comfort and collaboration,” according to Sterling Bay.

The design palette reflects the surrounding DC environment, with green and earthy tones that call to mind the many nearby parks and green spaces, pops of sophisticated blues and purples, and neutral yet playful accessories to complete each furniture vignette. The rooftop lounge, overlooking iconic landmarks such as the White House, was outfitted in softer neutral tones that allow the skyline views to take center stage. Blending the interiors with the cityscape, a floor-to-ceiling glass façade showcases key lounge and amenity spaces, turning them into visual showpieces for tenants and passersby alike.

During the project, our proactive communication and transparency played a critical role. When the outdoor furniture was delayed due to an importation issue affecting internationally manufactured products, we presented the client with clear options—including renting temporary furniture or switching to quick-ship alternatives—to avoid any surprises. The client chose to stay the course, and fortunately, the postal issues were resolved and the furniture arrived just in time for photography.

We also worked closely with the general contractor, MRP Realty, aligning the installation schedule with ongoing construction activities. By implementing a flexible, phased approach and leveraging on-site storage, we were able to install furnishings as each area reached completion—keeping momentum strong despite the ongoing construction.

From redefining DC’s office landscape to incorporating modern workplace amenities, this project required thoughtful orchestration at every stage. Through disciplined communication, agile planning, and a steadfast commitment to partnership, Office Revolution helped transform a space that honors its legacy while embracing the future—delivering a refined, resilient, and memorable destination for today’s DC workforce.
