Office Revolution helped Ivanhoé Cambridge and Hines transform 10 and 120 South Riverside Plaza by adapting to timeline fluctuations and furniture availability changes that threatened key pieces crucial to the design intent. We kept the project on track and true to its design vision, so our clients were able to differentiate themselves in a fierce market where hospitality offerings make all the difference when it comes to where tenants want to work.
Located in Chicago’s West Loop, 10 and 120 South Riverside Plaza is a premier double-building property offering shared amenities and flexible office spaces for rental. To strengthen its market position amid growing competition, owners Ivanhoé Cambridge and Hines aimed to revitalize both buildings with new architectural features, furniture, and hospitality experiences. Their vision was to transform the connected campus into a buzzing destination, introducing wellness-focused amenities, private outdoor spaces and a expansive lobby with double-height entrances. Their guiding vision was a hospitality-inspired experience that feels open and active, yet private and exclusive—creating a sense of flow between the two spaces for a cohesive feel throughout the complex.
Stepping up to this challenge, Office Revolution joined Ivanhoé Cambridge and Hines’ powerhouse team alongside Gilbane and SCB, an architecture firm known for designing inspiring urban spaces. We worked closely with SCB to select furnishings that aligned with design intent and schedule requirements, including custom pieces such as sofas by Illinois Upholstery. To support the projected opening, our team researched product lead times and identified potential delays early. When unforeseen circumstances threatened to impact the timeline, we collaborated with Gilbane and the client to adjust phasing and ensure storage solutions. We also sourced locally manufactured alternates and expedited key orders to keep the project moving forward seamlessly.
Specifically, when the manufacturer announced that the blue Caristo highback armchairs—a key focal point of the main lobby—would no longer be available in the U.S. after summer 2023, our team acted quickly to secure them. These statement chairs were essential to the design: their lush blue velvet provides a striking contrast to the fiery copper tones in the carpet, while the sculptural form add balance, texture, and visual depth against the forms and materials of the surrounding furniture. By expediting the specification and order, we preserved this defining element of the design intent.
