The Story

Demonstrating our discerning eye and our ability to find the perfect balance between beauty and budget, we guided the transformation of 200 W. Madison spec suite into a sophisticated market-ready workplace for our client JLL. By thoughtfully balancing cost-effective solutions with high-end, high-impact design moments, we delivered a premium environment that maximized the available budget.

Located in the heart of Chicago’s Loop, JLL sought to raise the bar for its latest spec suite 200 W. Madison. Unlike previous suites that prioritized cost-efficiency, this project called for a more sophisticated look and feel to appeal to prospective tenants seeking a premium workspace experience. While the budget allowed room for creativity, it wasn’t without limits—requiring strategic decisions about where to invest for maximum impact.

Office Revolution partnered with ESA Architects to realize this elevated vision. Understanding the nuances of both style and spending goals, our team engineered an approach that preserved the integrity of the concept while ensuring financial efficiency. By leveraging cost-effective systems furniture where it made sense, we freed up budget to introduce luxe finishes, curated fabrics, and premium furnishings in high-impact areas, ultimately creating a space that feels cohesive, tailored, and very elevated.

The office and workstation areas were furnished using a smart mix of Teknion’s HiSpace Slide, District Spine, and Expansion Casegoods— blending lines in a way that met both aesthetic and budgetary goals. These selections allowed the design team to allocate more resources toward statement lounge pieces and refined detailing in reception and shared spaces, tailoring the space to support a hybrid work environment while making a lasting impression.

With Office Revolution’s guidance, 200 W. Madison now offers a high-end leasing opportunity that resonates with modern tenants. The result is a turnkey environment that’s as visually compelling as it is financially sound, reinforcing the property’s position in a competitive downtown market.
